
The plot for the Jiaming Park Lounge project, with its offices and retail areas, stretches along the Qinghe River to the north of Beijing and offers views of the water, the Olympic Park, and the greenery of the adjoining school campus.
The design makes the most of this situation by arranging the required building volume in two compact towers and using the open spaces in between for terraces and offset levels, creating vistas across the site and providing much space for meeting in the open. A lowered plaza serves as open space for the staff restaurant. Wide opening windows in the plinth part of the building emphasize the connection with the outside.
Whilst the main entrance to the building is on the northern side, the retail outlets on the first floor face south towards the public park area along the river.
The structural cores of the building are located on the sides facing north in order to maximize the office areas benefiting from a southern aspect. The plinth of the building contains large open-plan office areas, which can also be flexibly subdivided. The upper stories are intended for medium-sized and small office units. The top floors of both towers feature large penthouse offices.
